Flower Mound officials have
been excited about the possibilities of the Lakeside Business
District for years.
Thursday, they got to share that excitement with others
in and around the community.
The town hosted Allies Day, which featured a tour around
the 1,500-acre Lakeside Business District, located on the
southern end of town off FM 2499, as well as project presentations
from various Lakeside tenants.
The event included stops at various sites in Lakeside to
show brokers, developers and others how far the district
has come in recent years.
“We wanted them to see the future opportunities,”
said Melissa Glasgow, director of economic development.
“A lot has changed in four years. Since then, we’ve
added 18 buildings.”
The tour made four stops, visiting the business centers
of Lakeside Ranch, Cornerstone, Flower Mound Business Park,
Lakeside International, Lakeside Commerce Center, Corporate
Ridge, Lakeside DFW and Lakeside Trade Center. The tour
helped illustrate the building space and land acreage that
is in use and that is still available for development.
Developers who have invested in the town include Granite
Properties, Seefried Properties and Champion Partners.
“The number of buildings on the ground and under development
is a testament to our dedication to foster a vibrant commercial
development and environment in the Lakeside Business District,”
said councilmember Jean Levenick.
There are 33 businesses that call the Lakeside Business
District home, such as Best Buy Distribution, Stryker Communications
and Ivie & Associates, as well as the corporate headquarters
for FUNimation and ThermoTek.
Lakeside DFW is also home to the future Lakeside Resort
and Residences, which will include an 18-story residential
tower and a seven- and nine-story stepping hotel.
Glasgow said the response from those in attendance was very
favorable, especially when it came to visual appeal.
“Some people said it was the most beautiful business
park they had ever seen,” Glasgow said. “People
said, ‘I can’t believe this is a business park.’
And I said that that’s how the town wants it to be.
They were very pleased with the ambiance.”
Glasgow said people were particularly impressed with the
design along Silveron Boulevard, which runs through Lakeside
International. Developers made use of water features, sculptures
and other landscaping efforts in making Lakeside International
visually appealing.
Glasgow said visitors were also excited about a possible
mixed-use ordinance, which still must be passed by the town
council.
“If that is passed, it could change the landscape
of Lakeside and diversify the type of product to be offered,”
Glasgow said. “They were excited to know that the
town might allow a mixed-use ordinance to allow mixed-use
development.”
Officials also touted Lakeside for its location …
just minutes away from D/FW International Airport and about
half an hour away from Dallas and Fort Worth.
“Dallas-Fort Worth tends to sell itself,” Levenick
said. “But, we want to make sure that those in the
commercial real estate community understand that Flower
Mound will continue to embrace commercial development. And
the Lakeside Business District is truly open for business.”
